Concept designs are usually presented as a series of plans / options, or for a simpler or more budget service as a series of sketch plans. Our concept designs are our interpretation of your brief - our efforts are directed at achieving the style and design you want.
During the design development stage we seek to further clarify and refine the initial sketch design and prepare more complete plans and drawings ready for budget costing and the DA planning approval from the local council. This stage involves substantial input from our clients and some industry consultants.
This includes preparation of all drawings and required reports for planning approval from the local council. This continues to full construction documentation with technical drawings, schedules of materials and fittings, and preparation of all technical specifications for building standards and workmanship. This stage involves substantial input from Town Planning Consultants.
This includes preparation and distribution of building tenders.
CONTRACTOR SELECTION/TENDER NEGOTIATIONS
We review tenders received and negotiate with preferred builders. We can also provide impartial recommendations on a preferred builder.
This includes contract preparation & administration during construction, issuing of instructions, certification of payments, approval of variations, and regular inspections of the site works for compliance with approvals and building practice.
For most projects it will be necessary to engage the services of consultants. We can assist in this process by briefing and liaising with your consultants such as;
- Feasibility Study
- Civil Engineering & Civil Works
- Structural, hydraulic,
- Geotech and mechanical engineers,
- Engineers - electrical, fire & communication
- Landscape architects
- Heritage and planning consultants.
This service is conducted during the defects liability period, we instruct the building contractor in regards to incomplete work and rectification of defects. If required, we advise the client and coordinate the procedure for the rectification of any defective work by others. We assess and determine final completion and issue final certificate.
ADDITIONAL ARCHITECTURAL SERVICES
This services includes undertaking detailed photographic survey of existing site buildings, coordinate survey of existing site building conditions by specialist consultants, undertake detailed existing building measurements and preparation of drawings showings existing buildings, visible services and finishes.
DRAWINGS, ILUSTRATION & DRAFTING
This services includes providing 2D marketing drawings and sketches depicting design concepts.
